Transportation and CommutesLas Vegas has a lot of options for transportation, both public and private. RTC is one such public system that offers a bus service throughout the main city and other suburban areas in the valley. For a quick commute to the Strip from Downtown, or to reach the Convention Center or Town Square, a transit link exists called the Strip & Downtown Express. As you may expect, this service includes few stops, and is intended to ease congestion on the major traffic routes between the city's major hubs of activity. For drivers commuting into the city from outlying areas, two major interstates -- 15 and 515 -- cross over into downtown Las Vegas, making the city easily commutable. In addition, taxis are readily available for easy trips, and the city has a walkability rating that puts it at number 25 on the USA's most walkable cities.
Think of it just like renting, except there is an additional non-refundable deposit and the rent is higher than normal. As long as you go through with the purchase, the non-refundable deposit and a portion of your rent is applied toward the purchase. If you don’t go through with the purchase for any reason, the non-refundable deposit and the extra high rent is gone. You will probably also be responsible for all maintenance. Make sure that when the option comes due, you will be able to qualify for the loan. If market value dips while you’re renting, it might mean that the appraisal comes in low, requiring that you pay the difference in cash or walk away from the additional monies you’ve paid. In fact, since you’re in Las Vegas, you might want to think of it more like gambling!
Closing process. You’ll need to secure financing at the end of the lease term if you plan to purchase the house. At that point, the lender will set a closing date where you’ll be given ownership of the property as the buyer. Depending on the terms of the agreement, the percentage of rent money set aside for your purchase and/or option money will be credited to you.

I’m a single mom of two. We own our coop apartment but it’s a one bedroom. Rentals in my NY require an income of $100,000 or more for a 3 bedroom rental. My income is to low for us to rent. It seems that ownership is my only option. Is it a bad idea to consider rent to own in my situation? We need more space and need time to sell or sublet our coop. Is there a better option?

The contract will also indicate how long you’ll rent the home before you have to decide whether to buy it and how much you’ll pay in rent each month. The contract should state, too, how much of your monthly rental payment will go toward reducing the final sales price of the home. It should also list what happens to any extra rent money you pay each month. In most rent-to-own agreements, that extra money is also nonrefundable.
Rent-to-own agreements are based on a weekly or monthly rental term. In the structure of this type of transaction, the consumer (lessee) - at the end of each week or month - can choose either to renew the lease on a weekly or monthly basis by making renewal payments, or to terminate the agreement with no further obligation by returning the tangible property.[8] Though not obligated to do so, the consumer can choose to continue making interval payments on the merchandise for a pre-specified period of time, at which point they would own the good outright.[9] An alternative purchase option is commonly provisioned for, allowing the consumer to pay off the remaining balance on the agreement at any point in time in order to obtain permanent ownership.[10]
Let's say you're living in the home for 3 years before deciding to purchase it. The purchase price is $300,000. Your monthly rent is $1,650, and $300 of that goes toward the down payment. By the time the lease expires and you're prepared to purchase the house, you've already given a $10,800 down payment over three years. That's nearly 4% of the original purchase price, knocking it down to $289,200.
To find a lease-to-own or other type of property, simply click on one of the popular states/cities, or enter your city name, state name or even a zip-code into the search bar. We will then search through our records of active rent-to-own homes near you and display a list of all properties within that location. To view a specific property, simply click on the property itself to view detailed information such as images, community information, local amenities and more. The rent-to-own property market is heating up and we recommend contacting owners of these homes quickly to make a deal.
Home values could go down. If you have a rent-to-own contract for a couple years, you have no way of knowing what the real estate market or local economy could do during that time. Sure, your home value could go up, but it could also drop. The purchase price you lock in at the start of the contract is usually inflated to account for rising home values. That means, you could end up paying more than the property is actually worth.

I really do not know how to start this review, Truth is I’m not the type to write much online, but I really have to do this for someone who helped me out of my distress, I was in dire need of a house but I couldn’t get one because of the evictions on my record and my low fico score, I got recommended to XAP CREDIT SOLUTION on trulia after seeing various reviews about them. In 8 business days they helped fix all my credit issues, by removing the evictions and increasing my score to 760, I hereby acknowledge their efforts and urge you to contact them on (+1 972 597 9704) or their email [email protected] for any issues relating to credit. Thank you

Once you fully understand all the terms of the rent-to-own agreement -- and have had an attorney look it over and provide feedback -- it’s time to finalize the deal. Of course, signatures from both parties will be required at this time, as well as upfront payments such as the agreed-upon “option fee,” the monetary consideration that is necessary to make the rent-to-own contract binding.
