I’ve acquired many properties using rent to own and there are two reasons why anyone would do rent to own. One is you cannot get a traditional mortgage because of poor credit or lack of money for the down payment or Two because you want to control real estate with very little money down. It’s my experience that most fall in the no money or poor credit so if that is the case then I suggest just renting for just a bit longer. While you’re renting you should consider fixing your credit and setting aside a few hundred dollars every month before even thinking about owning a house.
Here's a typical example: The house is worth $200,000, and typical rent would be $1,000 a month. Someone who's renting to own might pay $1,200 a month in rent and then receive a $200 rent credit each month. Add the option fee, in this case $5,000. On a three-year lease, the renter would earn $7,200 in rent credits. Adding the earned rental credits to the option fee, the renter has accumulated $12,200 for a down payment.
Personally, I feel that they are an exceptionally bad deal for the "buyer", and should be avoided at all cost. Unfortunately, they target people who have bad credit and no options to purchase a home through conventional means. People in this situation are often in love with the idea of owning their own home, and out of desperation get involved in these "deals"
A lease option is a contract between the potential tenant and the seller that specifies the agreement to rent the property for a set amount of time and it comes with a right to refuse option that gives the potential buyer a way out at the end of the contract's termination date. It should include how much the rent is, when it is due, fees, penalties, security deposit amounts, pets, smoking requirements, parking, maintenance responsibilities, and utilities. The main difference between a traditional lease and a rent-to-own lease is deciding who will pay for upkeep and maintenance. In a traditional lease, a landlord would take care of all of these things. With RTO, the tenant might be responsible. It should also clearly specify that any rent credits or any amount of money that the tenant has had set in escrow becomes forfeit if they choose not to purchase the home. This releases them from their obligation to purchase the property, and the seller is responsible for finding a new tenant.

Location. Your location will play a vital role in whether you choose to rent, buy, or rent to own your next home. In some areas, you may see rent prices that are double and triple the typical rate in the area because of demand. So purchasing a home or finding an RTO option may be a smarter option. It all depends on what you're willing to pay, and what you can afford.
Renting-to-own a home is the new alternative path to homeownership. In today's housing market, the challenges of buying a home through traditional methods have increased drastically. The rent-to-own process allows potential buyers with poor credit scores, or who simply lack the large down-payments required to own a home, the opportunity to live in their home while working on improving their credit and saving funds. What could be better?
Units are typically leased out at market rates with an additional rent-to-own fee tacked on each month. That fee varies, but it’s usually anywhere from 10 to 15% of the monthly rent. For instance, a unit that would rent for $1200 on the open market may cost a rent-to-own lessee $1350 per month, with the $150 difference put aside in an escrow account. Any funds collected in the escrow account can usually then be used toward the purchase of the home if the tenant decides to exercise their option to buy. Otherwise, the funds are forfeited to the owner at the end of the lease term. Using the same example as above, this would result in $5400 collected over a 3-year lease period, which the tenant could put toward closing costs or a down payment on the home.

Home values could go down. If you have a rent-to-own contract for a couple years, you have no way of knowing what the real estate market or local economy could do during that time. Sure, your home value could go up, but it could also drop. The purchase price you lock in at the start of the contract is usually inflated to account for rising home values. That means, you could end up paying more than the property is actually worth.
In a lease-option agreement, you will have to give a usually nonrefundable payment at the beginning of your lease term. This payment, known as option money, is a small percentage of the purchase price of the rent-to-own house. If the aforementioned $300,000 rent-to-own house had a contract stipulating 3% in option money, you would be required to pay $9,000 at the beginning of the contract.
A rent-to-own transaction differs from a traditional lease, in that the lessee can purchase the leased item at any time during the agreement (in a traditional lease the lessee has no such right), and from a hire purchase/installment plan, in that the lessee can terminate the agreement by simply returning the property (in a hire purchase the buyer has a limited time, if any, to cancel the agreement).[1]
This option, also referred to as a land installment contract or contract for deed is the most popular contract for RTO agreements. A lease purchase contract uses traditional rental contracts, and it locks the tenant into purchasing the house once the contract is up. It should include rent amounts and due dates, rent credit amounts, property price, terms and rules, and duration of the contract. You will also have to decide who takes care of maintenance and repairs while the RTO contract is binding, and what portion of the rent payment goes to the down payment amount as a rent credit. This type of contract makes it mandatory for the tenant to purchase the home once the contract is up. If they choose not to, or if they're unable to, they can face legal issues.
To find a lease-to-own or other type of property, simply click on one of the popular states/cities, or enter your city name, state name or even a zip-code into the search bar. We will then search through our records of active rent-to-own homes near you and display a list of all properties within that location. To view a specific property, simply click on the property itself to view detailed information such as images, community information, local amenities and more. The rent-to-own property market is heating up and we recommend contacting owners of these homes quickly to make a deal.
You may lack the credit score and traditional 20% down payment for a traditional mortgage, but remember to investigate an FHA loan. If you’re a first-time buyer, you can put as little down as 3.5% if you have a credit score of at least 580 and meet other criteria, such as steady employment and a certain debt-to-income ratio. You will, however, have to pay mortgage insurance to help lessen your lender’s risk.
Renters also have to pay an option fee and then a rent premium. The option fee is a set amount that the renter pays the seller. If, at the end of the lease period, the renter buys the house, the option fee becomes part of the down payment. If the renter doesn't buy the house, the option fee becomes income for the seller. Rent premiums are an amount slightly above the typical rent, with a portion of that money going toward a down payment.

The cost incurred by consumers in rent-to-own transactions has been the subject of long-term debate and differing opinion. Historically, consumer advocates, some U.S. state attorneys general and some academic researchers have expressed concern that consumers entering into rent-to-own agreements may be unaware of the potentially high long-term costs of rent-to-own in comparison to traditional installment or layaway plans.[11] Often mentioned alongside most critiques is the question of whether prices paid for services of this type are adequate for lower-income individuals who can least afford additional financial outlays.[12] At the same time, other academic researchers and representatives of industry associations have contended that rent-to-own transactions are not comparable to traditional methods of purchasing or financing consumer goods, in that they include services such as delivery, assembly, service and repair, all of which are factored into the higher assessed value and corresponding price charged.[13][14] Also frequently noted by proponents of the unique nature of rent-to-own transactions is the point that they are not obligations to purchase, since the agreement can be terminated by the lessee at any point in time with the return of the property.[15] Research conducted by the University of Massachusetts Dartmouth in 2003 found that 90% of rent-to-own merchandise is returned with less than 36% of the scheduled weekly payments made, suggesting that transactions of this type are "more frequently used for short-term needs rather than as a method of acquisition."[16]
You will usually pay higher prices with a rent-to-own arrangement. These inflated prices are due to your rent money going for two different things, as well as miscellaneous fees that the tenant will be responsible for. You could also start out paying a slightly lower price and have it go up each year. Some clever buyers have paid inflated rents for a short period of time before coming into a "sudden windfall" to buy the property early, though contracts are typically created by the seller with the seller's interests first.

Be sure that maintenance and repair requirements are clearly stated in the contract (ask your attorney to explain your responsibilities). Maintaining the property – e.g., mowing the lawn, raking the leaves and cleaning out the gutters – is very different from replacing a damaged roof or bringing the electric up to code. Whether you’ll be responsible for everything or just mowing the lawn, have the home inspected, order an appraisal and make sure the property taxes are up to date before signing anything.

It’s all good again, I had a low credit and evictions on my profile, I couldn’t get a house, I applied for a mortgage and auto loan but I was denied due to my bad credit score and the evictions. I tried various processes and procedures but they all came to naught. I read a comment by someone on Trulia about HACKWEST, I was quite skeptical somehow, I texted him, and we got started, after 5 days I noticed some changes, in 8 business days my credit was new. It’s quite unbelievable but that’s what it is. I would really like you to contact him. You can write him on (424) 307 2638 / [email protected] Goodluck!
Thanks to OCTOPUS CREDIT SOLUTION for saving me from untold hardship and shame. A close friend of mine referred me to a hacker (Jason) to help me fix my credit, after narrating how they helped him out with his credit issues. Obviously, my credit got damaged when some collections, late payment and other negatives were found on profile. I needed to apply for a mortgage but these negatives hindered me after all my research, I consulted them and the negative items and hard inquires on my report was cleared, approximately 14 business days. I have three credit cards and my fico score were 442, 560,686 and later increased to 682, 704 and 792 respectively. I was skeptical initially about contacting them, but as you can see, they delivered the job as when due. They are trustworthy. Here is their contact: [email protected]
You can lose your entire investment if you miss a payment or two. With mortgages, if you miss a payment, your credit score drops and you don’t lose any of the equity on the home. With a rent to own contract, you can forfeit all of the money you’ve put toward the home.If the houses in your area start to decline in value, you risk having bought a home that isn’t worth as much as you thought.
If your housing budget is substantial and you prefer a large home in a gated community, consider moving to Queensbridge or Spring Valley. These neighborhoods are home to many celebrities and are known for expansive homes protected by community gates and beautiful golf courses that stretch on for miles. As expected, the price tags on these homes can hit a million dollars.
